Do you integrate with our property management software?+

We push work orders, photos, and invoices into Streamline, Guesty, Hostfully, and Buildium via API or zapier. For custom PMS we deliver a branded PDF report per ticket.

How is portfolio pricing structured?+

Volume-tiered hourly rates that drop at 25, 50, and 100 properties under contract. Material markup is fixed at cost plus 12% with no surprises.

What's your insurance coverage?+

$5M commercial general liability, $2M errors & omissions, WSIB clearance certificate refreshed monthly, and we name your management company as additional insured on request.

Can you handle owner-direct work outside the management contract?+

Yes. We bill the owner directly when authorized, send you a courtesy copy, and stay within your management agreement's scope of work.

Do you cover after-hours HVAC, plumbing, or electrical failures?+

Not on emergency dispatch. HVAC, electrical, and plumbing are handled under one contract on a planned schedule with one PM. For a true mechanical emergency (furnace failure in winter, active flooding), owners should call the utility or a 24/7 emergency line first; we take over the proper repair after so you still get one invoice and one source of accountability.
