Tell us about the space. A real project manager replies within 4 to 8 hours with next steps.
Four things we do on every job, no matter the size. It's how we make sure the finished work still looks and functions the way it should years down the road.
Before we quote or design anything, we walk the site, take real measurements, and ask what you actually want out of the space. The best projects start with a clear picture, not a guess.
Every material gets picked for how it'll look, feel, and hold up over years of real use. We'll tell you where to spend and where you can save without regretting it later.
Straight walls, tight joints, level floors, clean finishes. We take the extra hour it costs to do it right because it saves you the callback and it's the work we want our name on.
One project manager from first quote to final walk-through. Punch lists get closed, the site gets cleaned, and you get a warranty in writing. No loose ends.
All workmanship backed by a 5-year warranty in writing.

No mystery, no ghosting between steps. Here's the exact path from first phone call to final walk-through, with what happens, who's on it, and what you'll have in your hands at the end of each stage.
First visit, we walk the property with you (or on video) and build your opening and closing checklist.
Pick the visits you want: opening, closing, cleanups, checks. We put them on the calendar ahead of the rush.
Each visit ends with photos and notes so you know exactly what was done and what we saw.
Anything that needs repair gets a clear quote. Nothing extra is done without your approval.
Same project manager from first call to final walk-through.
Two ways to kick things off. Whichever is easier for you.
We'll meet you at the property, pull tape, take photos, and walk the scope with you in person.

Schedule a callOpenings usually run from late April into June, depending on the ice and road access. Closings run from September through the end of October and into November. Fall closing slots fill quickly, so we recommend booking early.
We coordinate plumbing winterization and water system start-up with licensed trades where the system calls for it, and handle the rest of the checklist with our own crew. Every step is on your written checklist so nothing is missed.
Leaves cleared from lawns, beds, paths, decks, and roofs, eavestroughs cleaned out, fallen branches and storm debris removed, outdoor furniture stored, and drainage paths left open. We tailor it to the property after the first walk-through.
Yes. We offer property checks while you are away, including after big storms, with photos sent after each visit.
We handle seasonal dock sections, ramps, and outdoor furniture. For large lifts or crib work we will tell you on the walk-through what is involved.
Yes. Rental owners often book openings, closings, and turnover visits together, and we can send reports directly to your manager.
Real projects, real progress shots. Tap through for the full story on any of them.

A warm thermostat does not guarantee warm plumbing. Understand vulnerable locations, monitor the property and know what to do before an outage.

Focus on water, heat and safe access before cosmetic chores. A useful fall checklist starts with the problems that get worse when the ground freezes.
