Lot clearing, stump removal, and precise grading that gets water moving the right way.
Clearing and grading decide how a property drains, how it is used, and how much the rest of the build costs. We clear lots, remove brush and stumps, shape building pads, and finish grade so water leaves the house instead of pooling against it.
In Lake of Bays that work looks specific. Lake of Bays is the quieter sister to the Big Three: deeper water, more rugged shoreline, and a community that values restraint in cottage design. We work this lake every season.
Practically, it means we scope land clearing & grading around Lake of Bays, Peninsula Lake access, the shoreline setbacks that apply to your lot, and a build window that fits the season. Permits and inspections go through the Township of Lake of Bays building department, and we file them as part of the contract rather than leaving the paperwork with you.
On a Muskoka lot, the trees you keep matter as much as the ones you take. We flag the envelope with you before anything is cut, protect root zones on the trees that stay, and keep the natural buffer along the shoreline where the township requires it.
Nearly every wet basement and soft driveway we get called to is a grading problem. Positive slope away from the building, cut swales that go somewhere, and low spots filled rather than seeded over.
Building on buried organics is how a pad settles two years later. Stumps and organic material get removed from the footprint, and the pad gets built back with engineered fill compacted in lifts.
Whether the next step is footings, sod, a driveway, or a landscape crew, we finish to the elevation and tolerance that step actually needs, and hand off a pad or yard you can build on.

Yes. Lake of Bays is inside our regular service area and we run land clearing & grading projects on Lake of Bays and Peninsula Lake through the season. We are based in Muskoka, so site visits, warranty callbacks, and supplier runs do not carry travel surcharges from out of district.
Structural work, additions, most decks, shoreline structures, and new plumbing or electrical need a permit from the Township of Lake of Bays building department. Cosmetic finishes usually do not. We confirm the requirement during the site visit and handle the application, drawings, and inspection scheduling under the same contract.
It comes down to tree size, density, how much rock is in the way, and where the material can go. Light brush clearing on an accessible lot is a very different number from clearing mature pine on a slope with nowhere to stage. We quote a fixed scope after walking it rather than pricing by the acre sight unseen.
Send us the project details and we book a site walk in Lake of Bays, take measurements and photos, then send a fixed-price written proposal with the scope, allowances, and payment schedule laid out line by line. There is no charge for the visit or the quote.
Yes, from Baysville and Dwight through Dorset and the surrounding lakes. It is a large geography and we plan crew travel and material staging around it.
