Township of Muskoka Lakes properties are the most constrained excavation sites we work on. Narrow lanes, water access, steep granite shorelines on Lake Rosseau, Lake Joseph, and Lake Muskoka, and neighbours close enough that staging matters as much as digging.
That changes how we plan. We size the machine to the access rather than the dig, work out where spoil goes before we start, and sequence the excavation so services, septic, driveway, and building footprint are all handled in one mobilization instead of three.
Permits go through the Township of Muskoka Lakes building department, septic through the District of Muskoka with a licensed installer, and anything within the shoreline setback may need conservation authority or MNRF review before it starts.
Most Muskoka lots hit granite before they hit frost depth. We probe before we price so the estimate reflects what is actually under the moss, and we hammer, split, or design around rock rather than discovering it halfway through a foundation dig.
Excavation is where a project gets expensive if it is done out of sequence. Services, septic envelope, driveway, and building footprint get planned together so one machine mobilization covers the work instead of three.
Septic beds, tanks, and pump chambers are installed under a licensed installer and permitted through the District of Muskoka. We handle the excavation, imported sand and stone, and final grading around the bed.
Half of cottage excavation is getting the machine in and out without wrecking the lot. We plan float access, mat sensitive ground, protect existing trees and septic beds, and restore the route when we leave.

Yes, with planning. Machines and material come in by barge, which means the whole sequence has to be booked around lake conditions and barge availability. We plan the dig as a single, complete mobilization.
Often a great deal. Much of the Rosseau, Joseph, and Muskoka shoreline is thin soil over granite. We probe first and price with a stated rock allowance and an agreed hammer rate.
Work within the shoreline setback can require conservation authority or MNRF review on top of the township building permit. Septic goes through the District of Muskoka. We identify all of it at the site visit.
Not if it is planned. We mat soft ground, keep loads within what the lane can carry, and repair the access route as part of closeout.
