Primary ensuite renovations: what to prioritize and what to skip

Where the money goes in a primary ensuite renovation, which spa features earn their cost in a Muskoka home, and the layout and storage upgrades worth doing before any of the extras.

A guest bathroom has to be sensible. An ensuite does not. It is the one room in the house you can design entirely around two people and their actual habits, which is why it is the most enjoyable bathroom to plan and the easiest one to overspend on. The difference between an ensuite that feels like a hotel and one that just cost like a hotel comes down to what you bought first.

Priority one: the layout, even if it costs walls

Most existing ensuites in Muskoka homes were carved out of a bedroom as an afterthought, which is why so many of them have the toilet as the first thing you see and a shower jammed under a slope. The most valuable money in an ensuite renovation is usually spent before a single finish is chosen, moving one wall or borrowing three feet from a closet.

Three layout rules that hold almost everywhere:

  1. The toilet should not be the view from the door.Tuck it behind the door swing, behind a half wall, or into its own compartment if the room allows.
  2. The vanity wants the best light. If there is a window, the vanity should be near it, not the shower.
  3. Two people should be able to pass. Thirty-six inches of walking room through the middle of the room is the difference between a suite and a corridor with fixtures.

Priority two: the shower, and specifically its size

If you spend on one fixture, spend here. A thirty-six by sixty inch shower feels like a different category of room than the thirty-two by thirty-two neo-angle it usually replaces, and the extra space costs less than most of the fittings that go in it.

  • A bench is worth the footprint. Not for sitting, particularly, but for shaving legs, for a place to put things, and for the day someone needs to sit.
  • Two outlets beat one fancy one. A good overhead rain head plus a handheld on a slide bar is more useful than any body-jet system we have ever installed, and far easier to clean.
  • A thermostatic valve means the temperature you set is the temperature you get, every time. It is a small upcharge and the single most hotel-like thing in the room.
  • Frameless clear glass, with the fewest possible panels. A single fixed panel and a low curb is both cheaper and better looking than a three-panel enclosure.

Priority three: storage that keeps the counter clear

The visual difference between a calm ensuite and a cluttered one is entirely about where the everyday things live. Plan for them explicitly:

  • Drawer banks rather than doors, with a shallow top drawer notched around the plumbing.
  • An outlet inside a drawer or the medicine cabinet so toothbrushes and razors charge out of sight. This costs almost nothing at rough-in and is impossible to add later.
  • A tall linen cabinet if the room can spare eighteen inches of wall. Towels stored in the room is a luxury out of proportion to its cost.
  • A tiled niche in the shower, sized to your actual bottles, at a height you can reach without bending.

The upgrades that earn their money

  1. Heated floors. First on the list every time. In a Muskoka house, the difference on a February morning is not subtle.
  2. A quiet, properly ducted fan on a humidity sensor.Protects everything else you bought.
  3. Layered lighting on dimmers, with a separate low-level circuit for the middle of the night.
  4. A heated towel rail. Modest cost, used every single day, and it dries towels in a damp house.
  5. Good tapware. Solid brass with a real cartridge. This is the thing your hand touches; cheap fittings feel cheap forever.
  6. A door that closes properly and a wall that blocks sound.Insulating the ensuite wall and using a solid-core door is one of the least glamorous and most appreciated upgrades in the room.

The upgrades to skip

  • Body jet systems. High cost, high maintenance, and in our experience almost universally abandoned within a year.
  • Jetted tubs. The plumbing is a cleaning problem and the noise ruins the point of a bath. If you want a soaker, buy a deep, well-insulated one.
  • Digital shower controls tied to a proprietary app. Ten years from now the valve will still be in the wall and the app will not exist.
  • Elaborate tile mosaics on the floor. More grout, more cleaning, and they date faster than anything else in the room.
  • A television. We have installed several. We have never had a client tell us they still use it.
Buy the bigger shower, the heated floor and the good valve. Everything after that is decoration, and decoration is much cheaper to change your mind about later.

A primary ensuite renovation in the existing footprint with a large tiled shower, heated floor, custom vanity and quality fittings generally runs $75,000 to $110,000 finished. Taking space from a closet or bedroom, relocating drain lines, or building into a roof slope pushes that toward $130,000 and up. Stone slab surfaces, a freestanding tub and a steam shower are each meaningful additions on top.

Those numbers assume a fixed-price contract, licensed trades, full waterproofing behind the tile, and a warranty. They are higher than an online calculator will tell you, because online calculators are not building in cottage country.

A sensible order of operations

  1. Agree the layout, including whether a wall moves. Tape it out on the floor.
  2. Lock the shower size and the fixture locations, because they set the plumbing.
  3. Choose tile and vanity, since lead times drive the schedule.
  4. Select fittings and lighting, including any in-drawer outlets and heated floor zones.
  5. Only then talk about paint, mirrors and hardware, which can change up to the last week.
