Spring openings, fall closings, cleanups, and property checks so the cottage is ready when you are.
A Muskoka cottage takes care of you only if somebody takes care of it. We open it in spring, close it properly in fall, clean up the property between, and check on it while you are away. One crew, one checklist, photos after every visit, and the same carpenters on hand if something needs fixing.
In Muskoka Lakes that work looks specific. The Township of Muskoka Lakes covers Lake Rosseau, Lake Joseph, and most of Lake Muskoka's western shore, including the iconic communities of Port Carling, Windermere, and Bala.
Practically, it means we scope cottage maintenance & seasonal care around Lake Rosseau, Lake Joseph, Lake Muskoka access, the shoreline setbacks that apply to your lot, and a build window that fits the season. Permits and inspections go through the Township of Muskoka Lakes building department, and we file them as part of the contract rather than leaving the paperwork with you.
We walk the property before you arrive: roof, eaves, decks, docks, steps, and the interior for signs of water, pests, or winter movement. Water systems are brought back on and checked for leaks with your plumber where needed. You get a photo report and a short list of anything that needs attention before the first weekend.
Every property gets its own closing checklist, built with you on the first visit: shutoffs, drains, appliances, furniture in, docks and boats secured, shutters or coverings, and a final walk-through. Plumbing winterization and propane or heating shutdown are coordinated with licensed trades so each step is done by the right person.
Fall cleanups clear leaves from beds, lawns, walkways, and roofs, pull fallen branches and storm debris, clean out eavestroughs, and leave drainage paths open so meltwater moves away from the building in spring. Spring cleanups pick up whatever the winter left behind.
Because we are a contracting crew first, the soft deck board, failing step, or loose railing we find on a visit can be quoted and fixed by the same team instead of becoming another call you have to make.

Yes. Muskoka Lakes is inside our regular service area and we run cottage maintenance & seasonal care projects on Lake Rosseau and Lake Joseph through the season. We are based in Muskoka, so site visits, warranty callbacks, and supplier runs do not carry travel surcharges from out of district.
Structural work, additions, most decks, shoreline structures, and new plumbing or electrical need a permit from the Township of Muskoka Lakes building department. Cosmetic finishes usually do not. We confirm the requirement during the site visit and handle the application, drawings, and inspection scheduling under the same contract.
Openings usually run from late April into June, depending on the ice and road access. Closings run from September through the end of October and into November. Fall closing slots fill quickly, so we recommend booking early.
Send us the project details and we book a site walk in Muskoka Lakes, take measurements and photos, then send a fixed-price written proposal with the scope, allowances, and payment schedule laid out line by line. There is no charge for the visit or the quote.
All three, plus the smaller lakes in the township. A large share of our new builds and high-end renovations are on the Big Three shorelines.
The Township of Muskoka Lakes building department. Waterfront properties frequently trigger additional shoreline and site-plan review, so we build that review time into the schedule instead of promising a start date we cannot hold.

Walk the site with us. We follow up with a fixed-price proposal, usually within two weeks.

A warm thermostat does not guarantee warm plumbing. Understand vulnerable locations, monitor the property and know what to do before an outage.

Focus on water, heat and safe access before cosmetic chores. A useful fall checklist starts with the problems that get worse when the ground freezes.

The question is rarely whether a bathroom fits. It is whether the septic, the plumbing path and the permit can support it. Start there.
