Ground-up lakefront homes built for Muskoka winters and four-season living.
From foundation to final trim, we design and build custom Muskoka cottages engineered for the Canadian Shield, four-season exposure, and the way real families actually use the lake.
In Bala that work looks specific. Bala anchors the southwest corner of Lake Muskoka with one of the most recognizable shorelines in the district. We work the lake from Bala up through Windermere.
Practically, it means we scope custom cottage builds around Lake Muskoka access, the shoreline setbacks that apply to your lot, and a build window that fits the season. Permits and inspections go through the Township of Muskoka Lakes building department, and we file them as part of the contract rather than leaving the paperwork with you.
Every Muskoka build starts with site-specific structural design: pinned footings or helical piers into Canadian Shield rock, spray-foam thermal envelopes rated for -35°C, and ICF or stick-frame assemblies chosen for the lot, not for our convenience.
Our floor plans are shaped around how families actually use the lake: drying mudrooms, oversized appliance pantries, dedicated boat-gear storage, and great rooms scaled to multi-generational holidays, not photo-shoot living.
Heated slabs at entries, shielded eaves, ice-and-water from the foundation up, snow-shedding roof geometry, and HVAC sized for both January cold snaps and August boat-day humidity.
Barge staging, water-access materials runs, dock-side delivery scheduling, and crane lifts coordinated by our site team so the project never stalls waiting on a truck that cannot reach the build.

"We hired Rob to complete a chimney rebuild and do some work on an exterior and interior wall. The work was completed within the agreed upon time frame and when we had an issue with the fireplace after the chimney rebuild Rob was speedy to come back and sort it out."
"My property manager recommended Rob. I obtained multiple quotes, and his company stood out as the most professional and offered the best price. I highly recommend them, excellent customer service and I'm very satisfied with their work."

Yes. Bala is inside our regular service area and we run custom cottage builds projects on Lake Muskoka through the season. We are based in Muskoka, so site visits, warranty callbacks, and supplier runs do not carry travel surcharges from out of district.
Structural work, additions, most decks, shoreline structures, and new plumbing or electrical need a permit from the Township of Muskoka Lakes building department. Cosmetic finishes usually do not. We confirm the requirement during the site visit and handle the application, drawings, and inspection scheduling under the same contract.
Most 3,000 to 5,000 sq ft lakefront builds run 14 to 20 months from permit issuance, factoring in winter shutdowns and barge logistics.
Send us the project details and we book a site walk in Bala, take measurements and photos, then send a fixed-price written proposal with the scope, allowances, and payment schedule laid out line by line. There is no charge for the visit or the quote.
Yes. Bala is part of the Township of Muskoka Lakes and has a year-round core, so we run interior work through the winter and exterior work through the build season.
Lake Muskoka's west and south shores, the Moon River corridor, and the smaller lakes in the surrounding township.

Walk the site with us. We follow up with a fixed-price proposal, usually within two weeks.

The Huntsville lake chain has its own rules. Setbacks, septic capacity, winter access, and a short build season decide what is possible before design ever starts.
